Walk the property without climbing or entering unsafe areas

Review what you can see safely. Keep clear of loose materials, unstable decks, power lines, moving water, and active hazards. Call 911 for a life-threatening emergency and follow City emergency guidance during flooding.

Choose Not present only when the physical feature is absent. Choose Not sure when the area exists but cannot be viewed safely or confidently.

Roof edges and drainage

Do the gutters and visible roof edges look free of debris, sagging, and overflow staining?

Observe from the ground or another existing safe location. Do not climb onto the roof.

Are downspouts connected, open-looking, undamaged, and discharging away from the building?

Look for crushed sections, loose elbows, missing extensions, erosion, or water collecting beside the building.

Ground drainage

Are area drains, grates, and drainage channels visible and free of sediment or debris?

Recurring backups, buried grates, or an unknown underground route need further review.

Does surface runoff appear to move away without recurring ponding or erosion?

Note slopes toward the building, soil loss, low spots, and water marks after prior storms.

Walls and openings

Do accessible windows and exterior openings look free of gaps, failed sealant, or water staining?

Check only what is safely visible. A stain does not identify the water source by itself.

Do stucco surfaces and transitions look free of concerning cracks, patches, and staining?

Pay attention below roof edges, around openings, and where different materials meet.

Roof and elevated surfaces

From the ground, do visible roof flashing and penetrations look intact with no unresolved leak signs?

Do not step onto the roof. Displaced details or past leak evidence require qualified review.

Is vegetation clear of the roof edge, drainage path, wall surfaces, and service access?

Look for rubbing branches, trapped debris, blocked access, and growth over drains or gutters.

Decks and low openings

Do balconies or decks look free of ponding, coating damage, and open transitions?

Never step onto an unstable area. Observe surfaces, edges, drains, and wall connections from a safe location.

Do garage doors and other low openings appear protected from threshold runoff?

Look for water marks, low spots, driveway flow, or a known path where water enters.

Interior history and readiness

Are past interior rain leaks, damp areas, or stains resolved with the source understood?

An unresolved source may involve roofing, flashing, openings, plumbing, walls, gutters, or drainage.

Are weather alerts, a safe exit plan, key contacts, and any existing pump arrangements ready?

Existing pumps and electrical equipment need qualified review. Do not enter moving water or an unsafe area.

When the property needs a detailed written scope

Complex drainage, water-damage, multi-trade, HOA, apartment, or access-heavy conditions may need the $250 Site Evaluation + Written Bid Package. The $250 is credited back if the construction project is approved within 30 days.
